WHAT TO EXPECT
THE CAN-CSA A-770-16 HOME INSPECTION
It is the home inspector's responsibility to provide you with the facts so that you can make an educated decision on the home. An inspection is a thorough, non invasive, visual examination of a home's structural integrity, functionality and safety of the essential systems in accordance with CAN-CSA A-770-16. This Canadian standard was released in March of 2016 and is expected to be the inspection standard when the Ontario Act to license Home Inspectors is competed, now expected by the summer of 2017. This unbiased review will educate you, the buyer, to any existing and potential areas of concern before completing the sale. An inspection will also show you how the operational systems work and how to maintain your new home. This is valuable information, whether you are a first time home buyer or a seasoned homeowner.
Because not all areas of a home are visually and physically accessible, we carry a Go-Pro Camera and an extension pole that sends video images to an 8" tablet. This advanced equipment offers the client a view of these areas, during the inspection.

"All-TECH" TEAM INSPECTION:
Your inspection is conducted by a team of inspectors, as needed, experienced in carpentry, electrical and HVAC.
Using the CSA A-770 Standard, which is the most complete home inspection standard in North America, they will analyse the home using the required equipment, as stated in the Standard. In the event that additional review is needed, we carry the following advanced testing equipment, which can be requested for an additional charge:
A) Thermal Imaging Camera: this camera is used to evaluate temperature differentials that can detect water, energy loss and internal deterioration not visible to the human eye.
B) Electronic Circuit Analyser: this electrical analyser detects volt load, impedance, false grounds and other areas without disturbing sensitive loads, such as computers.
C) Electrical Breaker Circuit Locator: In instances where the panel is not correctly identified, this tester permits an inspector to detect which breakers are supplying designated plugs and lights.
D) Video Borescope Inspection Monitor: a 1 metre gooseneck camera used for investigating inside openings and areas of wood frame that are difficult to access.
E) Bacharach Gas Detector: used to source out dangerous gas leakage in furnaces, water heaters and gas connections.
F) Infrared Thermometer: used to confirm and detect temperature differences in forced air heating systems at the heat source point.
G) Microwave Leakage Monitor: with the increased use of microwaves, this detector checks on any harmful microwave leakage emanating from it.
H) ExTech C02 IAQ Monitor: used for “sick building syndrome” as an initial -stage one - investigative detector for air quality issues.
I) Ampro Carbon Monoxide Detector: used to detect the presence of excess carbon monoxide in a home and to produce readings of CO levels.
J) TES Clamp Multimeter: used for testing the proper load on electric furnaces and other line-load supply electrical testing.
K) Wagner Microwave Concrete Tester: used for establishing the level of dampness in accessible concrete.
L) Etekt Low E Coatings Detector: used to establish the integrity and overall effectiveness of Low E coatings in energy efficient windows.

WHAT A HOME INSPECTION DOESN'T COVER:
ATTENDING THE INSPECTION
We strongly advise the client that their attendance is preferred. It's an excellent opportunity for you to take advantage of the inspector's experience to learn about maintenance requirements, safety issues and general information about the systems in the house. Also, by being present, you will have a better understanding of any concerns that may arise by the visual presentation of the problem. In the event that the client is unable to attend, we reserve the right to charge and additional fee for consultation after the inspection.
HOW LONG DOES IT TAKE?
A typical inspection will take from 2 to 3 hours depending upon the condition, the age and the size of the home and the number of questions the client has. Come prepared with any questions you may want to discuss and you may want to bring along pen and paper.
We appreciate that it is not unusual in the home buying arena that plans change and that cancellation will be necessary at times. With this in mind, there will be no charge when the cancellation is made 24 hours before the inspection is scheduled to begin. Within the 24 hour time frame, however, because it is likely that other clients have been turned away by this time, All-Tech reserves the right to charge up to 50% of the cost of the inspection.

The Specialized Inspection has it's own fee structure as do Heritage Homes, as they require additional time for evaluation.
AT THE CONCLUSION OF THE INSPECTION
